Aidat – What exactly do you pay monthly?
Aidat is the most significant regular expense for apartment owners in Turkey. It covers the maintenance of common areas, lifts, gardening, cleaning, building insurance and the caretaker.
The amount is set each year at the owners’ meeting. In modern residential complexes in Konya it currently ranges between 35 and 85 Euros per month for an average 3+1 apartment. Luxury projects with pool, gym and 24/7 security can be considerably higher.
Important: Before buying, always review the last twelve months of aidat statements and check for any arrears or planned special levies.

Property Tax (Emlak Vergisi) – How much is it really?
Every property owner in Turkey pays annual property tax to the municipality. The rate is calculated on the assessed value set by the local authority. In Konya this valuation is usually well below current market value.
The tax is payable in two instalments in March and November. For residential properties the rate is normally between 0.1% and 0.3% of the assessed value. You can obtain the exact amount and current rates via the E-Devlet portal or directly from Konya Metropolitan Municipality (Konya Büyükşehir Belediyesi).
German buyers often underestimate that undeveloped land and garages are taxed separately.

Utilities – Electricity, Water, Gas and Internet
In addition to aidat and property tax, there are monthly consumption costs. In Konya, average utility bills for a 100–130 m² apartment (excluding heating) usually range between 60 and 110 Euros, depending on the season and usage.
Electricity and water are billed according to consumption. Natural gas in most new buildings is either centrally metered or individually metered. Bills can be paid by direct debit or via the e-Devlet portal.
Tip for foreigners: At handover, have all meter readings documented and only take over consumption costs from that date onwards.

Who is responsible for what – Owners’ Association vs. Property Manager
In Turkey the owners’ assembly (Kat Malikleri Kurulu) holds the highest decision-making authority. The elected manager (Yönetici) implements the decisions and administers the aidat fund.
- Before purchasing, check whether the manager works professionally or on a voluntary basis.
- Request the last two annual statements and the minutes of the most recent owners’ meeting.
- Find out whether reserves have been built up for major repairs (e.g. façade, roof, lift).
Insufficient reserves often lead to high special levies in subsequent years.
Frequently Asked Questions
Is aidat negotiable in Turkey?
The monthly aidat amount is set by majority decision of the owners. As an individual buyer you cannot negotiate it. However, you can check before purchase whether the current level is reasonable and whether there have been sharp increases in recent years.
Do foreigners have to apply for property tax themselves?
No. After the title deed transfer, the property is automatically registered for tax. You will receive an annual payment notice. The tax can be paid online via the Internet Tax Office (İnternet Vergi Dairesi) or at the local municipality.
Can all running costs be fully passed on to the tenant when letting?
Aidat and property tax can be contractually transferred to the tenant. Consumption costs (electricity, water, gas) are in any case borne by the tenant. A clear contractual agreement protects the owner from unexpected shortfalls.
