Turkish land registry rules apply to real estate in Turkey. A foreign heir, even as a legal heir, is subject at registration to the Land Registry Law Art. 35 limits, the country list and the forbidden-zone check. Property that the heir cannot acquire is converted into money through the liquidation procedure set out in the law. These limits do not apply to movable assets or money.

The French culture of wills does not remove the question “whose name is on the title deed?” here. A jointly held title deed prolongs the file on death.

Blue Card (Mavi Kart) holders and certain descendants can be treated like Turkish citizens without being subject to the foreigner limits; this exception does not extend to every foreigner.
