Answer
The criteria should be clear:
- An authorisation certificate and a contract in the company's registered name
- Confirmation that the parcel is open to foreigners (Land Registry Law Art. 35 and Law No. 2565)
- A clear distinction between residence, citizenship or pure investment goals
- A justified price with comparables
- Transparency on service charges, occupancy permit and annotations
- Foreign Exchange Purchase Certificate and, after 1 October 2026, secure payment
- A power of attorney with narrowly defined powers
- A handover and rental document set
- Documents stay with the company even if the agent changes
- No promise of a “guaranteed passport” or “guaranteed 10%”
German discipline, French notarial clarity, Dutch record-keeping, Danish tax realism, Swedish composure in management and the Norwegian need for remote control all come together in these 10 points.
No agency can single-handedly fix a wrong price, a closed address, the liquidation risk on an undeveloped parcel or a missing document.
